Important Information

Board of Directors - Meetings of the Board of Directors are open and all community members are invited to attend.  Meetings are usually held over Zoom.   For information about meeting dates and locations or for a current list of Board members, please log in to TownSq.

Moving In - When moving into your new home, please exercise caution with the grounds. Moving trucks or other vehicles should not be parked on the common grounds.  Park your vehicle as close to your home as possible without driving on the grounds, curbs and sidewalks.

Cartons and other moving materials for disposal must be broken down flat and left for regular trash pick-up.  Montgomery County can provide special (bulk) collection service upon your request.  This special service is not paid for through your Association fees.  For further information you can go to www.montgomerycountymd.gov or dial the County’s customer service 311 number.

Trash Removal and Recycling – Montgomery County is your trash and recycling contractor. Household trash must be placed in trash containers with lids and placed by the curb on Mondays by 7:00 a.m., as collection may be made between early morning and early afternoon hours. Recycling pick up day for your community is also Monday. Recycling must be placed in your blue County bin. Cartons and boxes should be broken down flat.  Please do not use paper bags or leave loose trash out. Trash and recycle containers must be kept out of public view.  They can, however, be placed at the curb the evening before scheduled pick-up. Grounds Maintenance – A contractor hired by the Association, Perreca Nursery and Landscaping, Inc., provides maintenance for the common area grounds throughout the community.  Homeowners are expected to mow their lawns as needed—usually every seven to ten days during the growing season.  To contact the common area grounds contractor for an estimate for tree or landscaping, call Jason Perreca at 301-349-5900 (office) or 301-370-8965 (cell). Mr. Perreca is a licensed arborist and horticulturist.

Single family homeowners are responsible for removing leaves from their property as the County does not do this in Potomac.  Leaves should not be piled in the street as they blow around neighbors’ property and into the street, causing a dangerous condition when wet.  Finally, leaves should be cleared from the curb and storm drains to allow free flow of rainwater.

Assessment Collection - According to the Association's Collection Policy, assessments will be mailed to each homeowner two times per year, in December and June, and will be due and payable by in January and July of each year.  If the account is allowed to become past due 15 days after the due date, a late fee of 10 % is charged, in addition to interest.  Additionally, if the account continues to be past due into a second month, it may be turned over to the Association's attorney for collection. Any costs incurred by the attorney and the attorney's fees will be the responsibility of the homeowner and will be assessed to the homeowner's account.

Exterior Modification - Any changes to the exterior of your house or in your yard (hardscaping) require prior approval of the Architectural Committee except for green landscaping. Prior approval of the Architectural Committee is also required for removal of any sound hardwood tree, the trunk of which is six inches or more in diameter two feet above the ground, or for removal of multiple softwood (evergreen) trees. Generally speaking, changes must be architecturally compatible with the existing architecture of your house and the community.  In some cases, concurrence of neighboring homeowners must be sought.  There is a form to be used when submitting for a change. Maintenance Responsibilities - Fallsreach Homeowners Association documents outline the maintenance responsibilities for both the Association and the individual homeowner.  Homeowners are responsible for maintenance and repair of their homes and any appurtenant structures.  Matters concerning common grounds maintenance may be referred to the management company who will forward the concern to the appropriate board member.

Snow Removal, Street Lights and Grounds Maintenance – Streets serving detached homes are maintained by Montgomery County.   The County repairs streetlights on County streets and provides snow removal and sanding services.  Snow removal and de-icing of sidewalks in front of houses on County roads is the homeowner's responsibility.  We suggest not using rock salt, table salt or any product containing sodium on your walks or driveways as these products will harm concrete, grass and shrubbery.  Please use only calcium chloride type products for de-icing purposes.  To report trouble or inquire about services, go to www.montgomerycountymd.gov or dial the County’s customer service 311 number. 

Snow removal for the parking lots and lighting in the townhouse area is the responsibility of the Association.   Should you have questions regarding these areas or wish to report a maintenance issue, please contact the management company who will forward your concern to the appropriate board member. As stated in the above paragraph, only calcium chloride products should be used sparingly for deicing on Townhouse sidewalks.  The use of rock salt or excessive calcium chloride degrades the concrete sidewalks.

Insurance - The Association maintains liability and property insurance that covers only the common areas owned by the Association. Homeowners must obtain and pay for insurance to cover their house, yard, personal property and liability.  The Association's insurance does not cover homeowners and their property.

Reserved Parking Townhouses – Townhouses have two reserved spaces assigned per house. Spaces are marked with the house address.  There are also spaces provided for visitor parking. Visitor parking is for short-term, non-resident parking and should not be used for overflow parking by permanent residents.
